The house was designed by one of the most renown modern architects in Nicaragua and was design scaled to use the maximum land mass of the lot.  The lot itself is exceptionally large at almost ¾ of an acre and the house is surrounded by Neem trees on all sides, which have night lights that give an enchanting visual effect for the evenings.  A very private villa, Villa V is one of the few homes within the Pacific Marlin community that has true privacy with no immediate neighboring houses to see and no views onto other homes or roof tops. Even the caretakers casita house is located away at the front of the long entrance driveway.

The exceptionally large terraces are seamless with the interior which gives a very expansive impression of the house.  The 10 x 30 foot plunge pool is a house wrap around design which is a beautiful feature and design element.  The pool has an overflow ‘infinity’ edge and water wall effect on the lower terrace.   The pool was totally redone in 2022 with terrazzo like large tiles that mimic the exterior stone wall feature in color and design.  The pool interior was redone in Diamond Bright with a blue tint.

The three bedrooms are all very large as are the three en-suite bathrooms which have black granite counters and glass walk in showers.  The master bathroom also has a whirlpool bath.  All bathrooms have very large built in, custom wardrobes and counter to ceiling mirrors.   All three bedrooms have aluminum frame sanded glass doors, air conditioning units, aluminum ceiling fans, black out curtains and cable connections.

The main house open area features a modern style kitchen with black granite counters, a large island and new modern stainless built in appliances. There are also separate laundry and storage pantry rooms adjacent to the kitchen area and a powder bathroom. A large water storage back up cistern is elevated behind the house out of sight and the house has a hot water on demand device.  There is also a ‘bodega’ (storage room) at the far end of the house.

From the main house you have one of the most impressive ocean views that you can find in the San Juan del Sur area.  Few owners can say they have cruise ships park directly in front of their homes!

The house has optional plans drawn up for a buyer to utilize if extra bedrooms, bathrooms or additional parking would be of interest to a new owner.

Equally important is that the house is fully furnished and turnkey.  Another key point is the property currently  generates rental income that covers all annual house property expenses including a caretakers salary and a management service yet allows an owner to use the property personally for a good portion of the year.
